Inside this review
A house stay with different room arrangements
The current booking catalogue identifies Deluxe Double and Twin rooms alongside Junior and Senior Suites. The property description emphasises Thai antiques, natural fabrics and the restored house. These are good reasons to choose the setting, but they do not establish that every room has a separate sitting area, a private spa or the same amount of light.
The current Booking.com catalogue identifies a Suite with Spa Bath, distinct from its Deluxe and Junior Suite entries. A guest’s description of private bathing space is therefore most useful when matched to that specified category. Choosing a room merely because it is called a suite is insufficient: the Junior Suite and the spa-bath accommodation are separate offers, with different arrangements.
What recent guests liked about returning here
A January 2026 Deluxe Double guest praised the residence and friendly staff. A separate February 2026 account describes a quiet stay, morning birdsong and resident cats, with the guest choosing to extend the visit. That is useful evidence of the atmosphere experienced during those stays. It is not a guarantee of silence in every room or an absence of ordinary neighbourhood sounds.
The resident animals are also a practical distinction. Someone who enjoys a small property with cats may find that part of its appeal; a traveller with an animal allergy has a specific point to resolve before choosing the house. The personal service described by guests should be understood in the context of a small residence, rather than as proof of every service offered by a fully staffed tower hotel.
Space, stairs and the morning arrangement
The current Expedia room listing gives the Deluxe Double as 20 square metres and the Junior Suite as 28 square metres, both with a double bed. It identifies the Senior Suite at 35 square metres with a whirlpool bath. The difference is concrete: a guest wanting more room to sit and unpack has a different reason to choose a suite from someone whose priority is its bathing space.
Expedia also identifies private bathrooms, air conditioning, kettles and a garden, alongside the absence of an elevator. Its current listing offers breakfast for a supplement, while the wording of older guest accounts differs. Breakfast inclusion should therefore come from the actual rate. The building’s stair access is a present listing fact, rather than something that can be settled by choosing a larger bedroom.
Use it for the central old city
The Dinso-side old-city setting fits a programme involving Wat Suthat, Wat Ratchanatdaram and the Golden Mount. Those can form a central-streets route distinct from the Wat Pho and Wat Phra Kaew riverside cluster. Wat Arun remains across the Chao Phraya, while Wat Paknam is a farther Thonburi visit. Baan Noppawong should therefore be compared as an old-city house base, rather than described as a riverfront hotel.
It is a particularly coherent choice for travellers who value a small-scale residence, individual furnishings and the feeling of returning to a house after sightseeing. Those needing a lift, a completely level route or a precisely specified private spa should obtain room-specific confirmation. The evidence supports the character of the stay and several positive individual experiences; it does not turn every bedroom into the suite described by one guest.
